Enquiries and appointments

Website information and enquiries do not create a booking, management appointment or reservation. Before you commit, we confirm suitability, the provider, scope, fees, payment arrangements and the applicable written agreement. That agreement explains cancellation and termination arrangements and any applicable consumer rights.

Management fees

Management fees start from 15% of accommodation booking revenue, subject to property assessment. Final pricing depends on property location, size, expected booking activity and management requirements.

The fee is calculated before platform fees, after refunds, excluding guest cleaning charges and refundable deposits. Routine turnover cleaning and laundry are generally funded through guest cleaning charges, rather than separately invoiced to landlords. Any shortfall, exceptional cleaning, maintenance or additional property expenses will be explained and agreed in advance.

Platform fees and any interior design, furnishing and initial setup costs are separate. The written management agreement defines the agreed rate, revenue calculation, payments, operating costs and included services.

Long-let tenant-finding fee

The standard residential letting agency fee is a one-off charge of 75% of one month’s rent plus 20% VAT on that fee, equivalent to 90% of one month’s rent including VAT. The fee is negotiable depending on the property, with the final fee agreed before instruction. There is no ongoing monthly long-let management fee. The appointed agent, service scope, payment timing and any separately agreed property preparation costs are confirmed before instruction. This fee applies to long lets only; short-let management starts from 15% of accommodation booking revenue, subject to property assessment, as described above.

Property services and independent professionals

We may deliver work through our own field services, cleaning support and subcontractors. We remain responsible for our own contractual obligations. Formal estate agency, valuations and surveys require a separate appointment with an appropriately qualified professional. Visual condition reports and inventories are not structural surveys.

Accommodation and results

Accommodation availability, facilities, dates, rates and booking terms must be confirmed for the property offered. No booking income, occupancy or investment return is guaranteed. Property permissions, restrictions and insurance requirements must be checked before launch.

Photographs and portfolio

Website photography does not confirm a property’s availability. Specific accommodation photographs and details are provided with the relevant property offer. Completed projects will be identified in our portfolio.
