PROPERTY PREPARATION
How to get your property ready for Airbnb and short lets
Workstay Living · Updated 13 October 2026
A successful launch starts before the listing goes live. Prepare the property, the operating process and the guest information together.
1. Confirm the property can be used for short lets
Check your lease, lender conditions, insurance and local planning or licensing requirements before accepting bookings. Requirements differ between England, Scotland, Wales, Northern Ireland and Dubai. Do not treat UK guidance as permission to operate in the UAE. For an English holiday let, start with the government’s rules and regulations guide; it brings together relevant obligations, including safety and local requirements.
2. Furnish for the guests you intend to attract
Write a room-by-room inventory. Prioritise comfortable beds, practical storage, durable seating, appropriate cooking equipment and dependable internet. For work-related stays, consider a usable desk and lighting. Avoid advertising a workspace, parking or step-free access until you have checked the actual provision.
Budget for spare linen, replacement crockery and consumables. An attractive photograph is useful, but a property must also be straightforward to clean and maintain between stays. Workstay’s property setup and preparation service can bring furnishing and presentation into one agreed scope.
3. Complete safety and operating checks
Arrange the relevant safety assessments and checks for the property’s jurisdiction and use. Resolve defects before photography and launch. Identify an emergency contact, maintenance procedure and a secure access method. Test access as a first-time guest would; keep door codes out of public listings and photographs.
4. Create an accurate listing
Photograph the actual property in daylight after preparation. Show each bedroom, living area, bathroom and kitchen, plus useful details such as the workspace. Explain the sleeping arrangement, access, stairs, parking and any limitations. A clear description reduces mismatched expectations.
5. Set up the first turnover
Agree who cleans, checks linen, restocks supplies and reports damage. Give the team a checklist and realistic turnaround window. Confirm calendar synchronisation, minimum stays, pricing, cancellation settings and guest messages before opening dates for sale.
