UK OWNER GUIDE
UK Airbnb tax: what property owners should check
Workstay Living · Updated 13 October 2026
A booking payout is not the same as taxable profit. Before listing a property, establish who receives the income, how it is recorded and which tax rules apply.
This is a general guide for UK property owners, checked against official guidance on 13 October 2026. It is not individual tax advice and does not cover UAE tax. A qualified accountant should review your ownership structure and circumstances.
The old furnished holiday lettings regime has ended
The special furnished holiday lettings tax regime ended from 6 April 2025 for Income Tax and Capital Gains Tax, and 1 April 2025 for Corporation Tax. Former qualifying holiday lets generally fall within the ordinary UK or overseas property business rules. Older articles describing special holiday-let tax advantages may therefore be out of date. Transitional rules can still matter for existing owners. Read HMRC’s explanation of the change.
Check whether you need to report income
Receiving rent through Airbnb does not remove your responsibility to check reporting obligations. HMRC notes that rental income may need to be reported even where no tax is due. Its online checker is a useful starting point for an individual owner; obtain advice for company ownership or more complex arrangements. Check rental-income reporting with HMRC.
The £1,000 property allowance is not universal
Eligible individuals may have a property allowance of up to £1,000 a year. It relates to gross property income, not £1,000 per listing. Where available, claiming the allowance generally replaces deducting actual expenses; you cannot assume you can claim both. Restrictions apply, including in some finance-cost and connected-party situations. A limited company should not assume it qualifies for this individual allowance. Check eligibility and exclusions.
Build a record for each booking
Keep booking statements, refunds, platform deductions, management invoices and receipts for property expenditure. Reconcile the accommodation charge to the amount that reaches your bank. Record personal use separately and avoid treating every purchase as an immediately deductible cost.
Questions for your accountant
- Should income be reported personally, jointly or by a company?
- Which running costs, finance costs and replacement items receive relief?
- What records and filing deadlines apply to this ownership structure?
- Does the business need a VAT review or advice about overseas income?
Workstay can discuss management and owner reporting; your accountant advises on the tax treatment.
